A useful roof budget starts with the actual roof and a written proposal. The calculator on this website uses hypothetical example figures, not measured North Jersey market prices. It should not be used to compare a contractor quote or decide insurance coverage.

Measure the roof, not the rooms beneath it

Interior square footage is not roof area. Slope, overhangs, garages, additions and separate roof planes affect the surface to be replaced. Ask how the roof was measured and whether the quote accounts for valleys, dormers, skylights and chimney connections.

Compare included work line by line

Two totals can represent different projects. Removal and disposal, deck repairs, underlayment, flashing, ventilation and cleanup should be identifiable. Ask whether chimney flashing and gutter coordination are included, and how hidden deck damage will be priced and approved.

Materials and warranties need actual documents

Request the proposed product and installation details. A manufacturer product warranty and a contractor workmanship commitment cover different things. Do not assume that the longest advertised term covers every cause of a future leak.

Check the contractor as well as the number

Use New Jersey’s business registration lookup, ask for current insurance documentation and review the written contract. Ask Tru Value for its NJ HIC registration number. A number displayed on a website is not a substitute for checking current status.

  • Measured roof area and material choice
  • Removal, disposal and property protection
  • Deck repair pricing and change approvals
  • Flashing, underlayment and ventilation details
  • Permit responsibilities and payment terms
  • Written product and workmanship documentation
