The stain may not sit below the entry point
Water can travel through a roof assembly before appearing indoors. A stain beside a fireplace or chimney does not establish whether the problem begins in roofing, flashing or masonry. Note whether it occurs during wind-driven rain, prolonged rain or other conditions.
Look at caps, crowns and masonry
The Chimney Safety Institute of America identifies water penetration as a source of masonry chimney damage. Caps, crowns, mortar and brick condition deserve attention. A missing cap or deteriorated crown calls for investigation, but does not rule out a separate roof connection problem.
Flashing is a separate roof detail
Where the chimney meets the roof, flashing manages water at the intersection. A masonry repair can leave this connection unchanged, and roof work can disturb it. Ask which parts of the chimney and roof connection are included in the proposed scope.
Do not treat a visible patch as a diagnosis
Applying sealant to the most obvious gap may not address the actual entry path. Request an explanation supported by observations, and ask what could not be accessed. An appropriate repair depends on the source, materials and extent of deterioration.
Separate leak repairs from safe chimney use
Exterior masonry and flashing work do not establish that a flue or appliance connection is safe. Smoke, odor or suspected blockage should be discussed with an appropriately qualified chimney professional. Do not assume a water repair replaces a safety evaluation.
Your preparation checklist
- Leak timing and weather conditions
- Safe photos of indoor staining
- Previous masonry and roof repairs
- Cap, crown and flashing observations
- Separate roofing and masonry responsibilities
- Any smoke, odor or appliance concerns
